    1. The Clearing Decision Tree

    Clearing is not one operation but a decision tree, and the first branch is what the land carries:

    • Slash and clear — grassland to light scrub: brush cutters and a dozer, material windrowed for chipping or removal; fastest and cheapest per hectare.
    • Grub — removing roots and stumps after felling: the excavator with grapple or stump bucket; the step that separates cleared-looking from genuinely cleared.

    The hybrid that most sites should run: grind across open ground, extract only where structures and services will sit, and mulch where the land is agricultural. Mower and mulcher attachments convert a standard excavator into a clearing line for the big-acreage scopes.

    4. Topsoil: The Asset Most Sites Throw Away

    The strip-save-reinstate sequence is the most profitable routine in site preparation, and the most skipped. Topsoil — the 150–250mm that carries fertility and structure — is worthless under structures and pavements (it compresses, it turns to mud) and irreplaceable at the end of the job, when landscaping bids arrive and bought-in topsoil costs KES 200–400 per m³. The discipline: strip first, before anything else tracks the site; stockpile separately at the edges, shaped to shed water and silt-fenced; reinstate across gardens and verges at completion. On a half-acre plot, that is 300–500 m³ — KES 60,000–200,000 of material the site already owns, protected for the cost of a dozer-day or two. The sites that skip it pay the double: haul-away at the start, buy-back at the end.

    5. Platform Grading & Access

    Build-ready means the structure crew arrives to a platform, not a promise: levels cut to the site plan within ±100mm, with falls that shed water away from the building line on every side; the access built for construction traffic — 6 metres wide, gravelled or matted where wet, with turning headroom for tippers and low-beds; utilities located and trial-holed where the drawings guessed; and the platform compacted where it will carry stockpiles and hoists. The access road is the first permanent work on most sites — build it like it, because every machine, truck and concrete pour for the next two years will use it. Subdivision programmes chain this sequence plot after plot, which is where clearing economics scale best.

    6. NEMA & County Rules for Clearing

    • Burning — regulated under air-quality rules in Nairobi and most counties; the fine plus the fire service callout costs more than chipping. Check before lighting anything.
    • Erosion — stripped soil must not silt the drains: silt fences at stockpiles, cut-off drains above exposed faces, completion of stripping in digestible phases.
    • Waste — the debris plan documented: what is chipped, what is carted, where it goes; NEMA's waste hierarchy applies from the first tree.
    • Project EIA conditions — for development, subdivision and infrastructure, the clearing phase carries its own conditions under the project licence; treat them as the operating manual.
